Construction Underway to Convert Former Hanover Street Church to Two Rowhomes

James Haran of Level 1 Contracting and Aris Psathas of United Restoration have teamed up to convert a former church at 1751 S. Hanover St. into two luxury rowhomes. The duo purchased the property, which was once also a grocery store, after it had already been rezoned for the project.

1751 S. Hanover St. will be 12 ft. wide and 1753 S. Hanover St. will be 14.5 ft. wide. A curb cut, which was installed facing Barney St., will lead to a one-car garage on both homes, and an additional one-car parking pad on 1751 S. Hanover St. Both homes will feature four bedrooms, four full bathrooms, 11 ft. ceilings, multiple decks with skyline and Middle Branch views, a third-story sitting room with a wet bar, finished basements, and high-end finishes, including marble countertops, wooden cabinets, and glass showers.

The brick front of the homes will be redesigned with larger windows and doors with transoms above. Both homes will be more than 2,500 sq. ft. and be completed in about three months. 1751 S. Hanover St. is expected to list for $475,000 and 1753 S. Hanover St. is expected to list for $550,000, according to Psathas.

These future homes are across the street from Caves Valley Partners’ recently-announced, 5.2 acre mixed-use project at 18oo and 1900 S. Hanover St. This development will include housing, retail, and a grocery store.

Both Haran and Psathas have been involved in many renovation projects in South Baltimore. Psathas is also partnering on converting the former Sam’s Grocery at 1540 S. Charles St. into a three-bedroom rowhome.
