The Pabst Castle – South Baltimore 

The Pabst Castle at 1834 S. Charles St. is now the home to social media security company ZeroFox. The exterior of the building has been restored with extensive brick work and the windows, which were covered in brick, have been opened up. A side, two-story addition was completed and the project includes a large rooftop deck and a patio.

The building was originally a bottling plant for the Pabst Brewing Company. The property was vacant since Maryland Glass & Mirror left about 10 years ago.

The Enclave – Federal Hill 

Construction is nearing completion at the Enclave of Federal Hill, a 13-new construction townhome gated community at the former site of a machine shop and vacant lot facing W. Fort Ave., Clarkson St., and Race St. Some of the homes already have residents and some homes are ready for buyers to put in the finishes of their choice. All the homes will feature two-car garages and will have three to four bedrooms and up to three-and-a-half baths.

Stadium Square Phase II – South Baltimore 

Stadium Square is an approximately $250 million mixed-use project by master developer Caves Valley Partners (CVP) that covers three consecutive blocks of South Baltimore in Sharp-Leadenhall and the South Baltimore neighborhood. It is located between Cross St. on the north, Race St. on the east, Leadenhall St. on the west, and both sides of Ostend St. to the south. Existing buildings are being demolished make way for the new development.

CVP has begun construction on its six-story, 72,000 sq. ft. office building on the 100 block of W. Ostend St. in the South Baltimore neighborhood. The building will be the future home of United Way of Central Maryland, which is purchasing an office condo comprising the first three floors of the building equating to roughly half of the total square footage. The contractor on the project is South Baltimore’s Plano-Coudon, LLC.

CVP also recently acquired an adjacent 1.3 acre lot where CVP is in the planning stages for another office building that will have retail at its base.

Stadium Square Phase I – Sharp-Leadenhall 

Hanover Co. has begun construction on a new apartment building on the 1100 blocks of Leadenahall St. and Race St. in Sharp-Leadenhall. As part of the Stadium Square development, the building will have 299 market-rate apartments, 14,000 sq. ft. of retail, and 450-500 parking spaces.

The block will also be the home of a four- to five-story apartment building that includes 6,000 sq. ft. of ground floor retail. With hopes of making the apartments affordable housing, developer CVP is finalizing a partnership with The Baltimore Station to provide units for veterans. Construction is expected to begin in less than a year.

The Parker Building – Stadium Area 

Construction has begun to convert The Parker Building at 333 W. Ostend St. in the Stadium Area of South Baltimore into approximately 50,000 sq. ft. of office space. Developer Himmelrich Associates has begun stabilizing peripheral structures on the site and window installation is currently taking place.

Banner Hill – Otterbein 

Work has begun on Banner Hill, a 349-unit luxury apartment building at 601 S. Charles St. in Otterbein. Orlando-based ZOM demolished the building that was formerly University Specialty Hospital by the University of Maryland Medical Center and is replacing it with a six-story building with two stories of below-grade parking. ZOM is currently working on the below-grade infrastructure.

414 Light Street – Otterbein/Inner Harbor 

Construction has begun at 414 Light Street, a 44-story, 394-unit apartment tower in Otterbein/Inner Harbor. The property will additionally have 12,000 sq. ft. of first floor retail and parking for approximately 550 cars.

The project received a $107.28 million loan from Citizens Bank and is expected to be completed in 2018. It will be one of Baltimore’s tallest buildings.

Federal Place Phase 2 – Federal Hill 

Federal Place in Federal Hill first began in the mid-2000s at a former industrial site between Key Hwy., Jackson St., Gittings St., and Covington St. Lennar originally built 26 new-construction townhomes and now Phase 2 is under construction. The site has been purchased by ©Richmond American Homes, Inc. (RAH) which is completing the development with 23 new townhomes. The first row of 12 townhomes is now nearing completion and footer construction for the second row, which will include 11 homes, is underway.

1414 Key Hwy. – Federal Hill

1414 Key Hwy. in Federal Hill, the former home of Syrup KING Molasses, is currently getting redeveloped to make way for a new 30,000 sq. ft. headquarters for Planit, which will also be opening a 1,100 sq. ft. coffee shop at its location. Home on the Harbor has relocated within the complex to a new 9,000 sq. ft. store and Race Pace Bicycles has relocated within the complex to a new 12,000 sq. ft. store.

1414 Key Hwy. is approximately 97,000 sq. ft. and is also the home of Charm City Networks, Mark Thomas Architects, EnerNOC, O’Connor & Mooney Realtors, and several smaller companies.

Anthem House – Locust Point 

Construction began on Anthem House in February of last year at a former GE Electric Site at 900 E. Fort Ave. in Locust Point by the team of Solstice Partners, Scott Plank’s War Horse LLC development firm, and The Bozzuto Group. The $80 million project will include 275 apartments and 14,000 sq. ft. of ground floor retail, as well as 5,000 sq. ft. of rooftop/sky lounge retail space. Seven of the nine stories have been constructed and the the project is expected to be done this year.

The team is now in planning for Anthem House II across the street at the former Rallo’s parking lot, which will include 52 apartments.

Domino Sugar Campus Improvements – Locust Point 

Domino Sugar is in the process of completing several new capital improvements to upgrade its 24-acre Locust Point campus. This includes the redevelopment of its Upper Truck Lot which will feature a new pre-cast concrete wall and a  biofiltration system for stormwater management, as well as a new perforated steel fence around the campus, and landscaping improvements.

Key’s Overlook – Locust Point 

The first phase of the 53 new-construction townhome project at Silo Point, which will include 28 homes in the lot southeast of the Silo Point tower, has been completed. Phase 2, which will include 25 homes on the lot northwest of Silo Point, is well underway and nearing completion.

Sagamore Spirit Distillery – Port Covington 

Work on the Sagamore Spirit distillery at 301 E. Cromwell St. in Port Covington began last year and large structures are now rising from the ground. The plan for Sagamore Spirit distillery includes four buildings that are designed to feel like a part of a waterfront park. This includes a 27,000 sq. ft. distillery building, a 22,000 sq. ft. processing building, a 10,000 sq. ft. restaurant, and a 2,000 sq. ft. support building, all of which will surround a green courtyard space. There will also be a 120-foot water tower which will hold water from the Sagamore Farm spring. The distillery is expected to open this year.

Greyhound Bus Station – Stadium Area 

Work is nearing completion for a new Greyhound Bus Station at 2110 Haines St. just south of Horseshoe Casino Baltimore.

MTA Bus Garage – Carroll-Camden Industrial Area 

An MTA bus garage is currently under construction at MTA’s Baltimore headquarters at 1515 Washington Blvd. in Carroll-Camden.

Camden Crossing – Pigtown 

After a multi-year delay, construction resumed at Pigtown’s Camden Crossing in 2013. Four new buildings featuring 27 new townhomes were recently completed, making 143 of the 150 homes in the project finalized with another building featuring seven homes nearing completion. This marks the end of a real estate community first announced in 1999.

Hollins House – Hollins Market

Hollins House in the Hollins Market neighborhood is a high-rise building with 130 one-bedroom units for seniors and persons with disabilities. The building was recently sold by the city to CPDC and is currently under renovation.

    All these additions = more traffic.

      agree but traffic is going to have to get worse before the city is forced to do something about it. they need to stop including so much parking as part of the construction.

        The main thing I was comparing it to was the Fells Point/Canton traffic situation with Exelon.

    how come you can’t get updates on banner hill, same pictures month after month. noted it state ZOM is doing garage. how can you get any info from ZOM, on updates of garage.
