photoOriginally constructed in 1991, the Southside Marketplace in South Baltimore has experienced many significant changes since undergoing a renovation three years ago. Kumari, Chipotle, Starbucks, Dollar Tree, Smoothie King, Nova Care, Sprint, and Southside Diner have all opened in recent years, and major renovations have taken place at McDonalds, Rite Aid, and Pet Valu. Lucky Nails is also finishing up a renovation. Adding to these changes will be the addition of Phenix Salon Suites, Sherwin-Williams, and a boutique fitness studio.

Phenix Salon Suites will be taking a 4,000 sq. ft. space in part of the former Family Dollar (a space with a total of 7,000 sq. ft.) that recently closed. Phenix is described as a high-end salon where stylists can lease suites and start their own business. The remaining 3,000 sq. ft. will go to Sherwin-Williams, a high-end paint store with more than 4,000 locations.

MedStar Primary Care recently left its 2,546 sq. ft. space to move across the street to Riverside Wharf. That space will soon become a new boutique fitness studio. Property manager Jack DeVilliers told SouthBMore.com that they are finalizing a lease with a fitness group and they will make a formal announcement within the next couple of weeks.

Two spots remain available at Southside including a 3,206 sq. ft. space at the former Popeye’s and a 1,500 sq. ft. space at the former Verizon Wireless. This year a liquor license restriction was lifted on the Southside Marketplace allowing two Class B restaurant liquor licenses to be added to the shopping center through a transfer or the creation of a new license, which requires an investment of $250,000 and approval from the Board of Liquor License Commissioners (BLLC).

DeVilliers told SouthBMore.com that this legislation has created a lot of buzz and that they are getting a lot more looks from restaurateurs, noting that they are hoping to put a restaurant at the former Popeye’s space.

“There is so much buzz at the shopping center with all the new tenants and they are all doing really well. We are continuing work to build the shopping center, add new tenants, and create longer dwelling times,” said DeVilliers.

“We are also really excited about all the investment in the area,” DeVilliers added, specifically mentioning the 275-apartment project across the street at 900 E. Fort Ave.
