Wayne McPartland has built and renovated homes in South Baltimore since 1992 and now he is spearheading an $800,000 project on the 1700 block of Marshall St., a project that includes three new-construction townhomes at the site of a former garage at 1718-1722 Marshall St. The 1700 block of Marshall St. is an alley street, and thinner than most residential blocks, and is a combination of rowhomes and parking pads for houses on the 1700 block of Light St.

Each of the three-story, brick-front townhomes will be nearly 2,000 sq. ft. and will feature a one-car garage, a two-car parking pad, a second-story deck, and a rooftop deck. The interior of the homes will feature hardwood and tile floors throughout, three bedrooms, three and a half bathrooms, a luxury kitchen with a breakfast bar, cove ceilings in the family room, ample closet space throughout, and a fourth-story pop-up with a wet bar that leads out to the rooftop deck. Each roof will be topped with two layers of roofing material and the rooftop deck will be made of deck tiles that will sit on top of the roof.

The homes will be completed in the next few weeks, thus completing a 15-month process. McPartland purchased the property in June 2013 and broke ground on the project in April after going through the zoning and subdivision process. He hopes to have the homes, which will be listed in the upper $300,000s and will feature a five-year new construction property tax phase in, settled in September.

“It’s a great deal for someone looking for 2,000 sq. ft. of living space and three-car parking,” McPartland told SouthBMore.com.

McPartland, a former Loyola College All-American lacrosse player originally from Long Island, undertook his first home renovation soon after graduation in 1992 on the 900 block of South Hanover St. using credit card loans. In the past 22 years, McPartland has completed more than 150 rehabs in the area, as well as large projects including a 28 new-construction townhome project on Fort Ave. and Stack St. in Riverside and a five new-construction townhome project on the 1700 block of Olive St.  McPartland is also a partner with Green Door Properties on the recently announced 42-home project on the 1800 block of South Hanover St.
